The Waverly Place Homeowners Association (WPHOA) is a community of 56 twin town homes located on 50 acres of land on Meadowbrook Road just east of the Adirondack Community College in the Town of Queensbury, New York. Four models were available varying in size from 1300 sq. ft. to 2300 sq. ft. The homes and roads are located on approximately 15 acres of land, leaving the remaining 35 acres as forever open. These open acres consist of woodlands, fields, grass areas and two brooks. These are referred to as “common lands”. The first town home was completed and sold in March of 2002 and the last in December of 2004. All town home owners, upon purchase, automatically become members of the WPHOA.
The purchase of a home associated with mandatory membership in a homeowners association has many significant legal and financial consequences and may be one of the most important financial transactions of your life. The NY Attorney General strongly urges prospective buyers to read the By-Laws and Declaration carefully and to consult with an attorney before signing a contract of sale.
The WPHOA, Inc. was formed under the Not-For-Profit Corporation Law of the State of New York on January 26, 2001. It is a Type A Corporation under the aforementioned law.
"“The purpose of the WPHOA is to own, operate and maintain the association property; repair, maintain and replace the association property; enforce the provisions of the Declaration and By-Laws; and to have such other specific rights, obligations, duties and functions as are set forth in the Declaration, the Certificate of Incorporation and the By-Laws, as the same may be amended from time to time.”
The WPHOA is managed by a volunteer Board of Directors that consists of three elected members (terms of two years each) and an appointed secretary (appointed annually). The WPHOA holds its Annual Meeting on a business day convenient to the board at which time elections are held and the budget developed by the Board is presented. This will be announced and held in the fall of the year. The monthly membership dues as of 7/1/2025 are $200 per unit. This covers expenses for grounds care and snow plowing and other Association expenses such as insurance and maintenance. In addition, there are active volunteer Architectural Review, Grounds and Landscaping Review and Social Committees.
Water and wastewater services are provided by the Town of Queensbury and all roads within the community have been deeded to and are serviced by the Town. Police protection is provided by the Warren County Sheriff’s Department and the New York State Police. Fire and Emergency Protection is provided by the Queensbury Central Fire District and the West Glens Falls Emergency Squad. Waverly Place is located within five miles of the Glens Falls Hospital, the largest medical facility between Albany and Montreal.
